The total improvement calls for a 5% increase of <br />hardcover within the 75-250' setback area and a 2.6% increase in <br />the 250-500' setback area. One phase of the application was the <br />request for a side setback variance to allow a 13' 8" expansion <br />of the existing garage. The expansion would not extend any <br />closer to the north side lot line than the existing garage <br />located 8* 9" from the side lot line. The 15" wide expansion <br />would result in an additional 18.2 s.f. of hardcover within the <br />75-250' setback zone or .1+ %. <br />Prior to the applicant submitting <br />a separate conditional use permit for major paving expansions, <br />the Planning Commission was first asked to determine ^2 they <br />would consider 5+ % increase in hardcover over the allowed 25%. <br />The driveway expansion as proposed would result in a 3.5% <br />increase in hardcover. The applicants presented their hardships <br />and Planning Commission directed them to proceed with the <br />completed application but adivsed of the need to trim back on <br />hardcover. Applicants at that time requested the division of the <br />application by allowing the side setback to be presented to <br />Council at their November meeting. <br />Applicants have filed a separate conditional use permit for <br />the 300-400 cubic yards of fill required to install the driveway <br />improvements as amended. <br />Options of Action <br />Table all action on the current proposal until the final <br />amended plan is presented to Council for complete review.
