The applicants have provided <br />confirmation as to the exact water retention area of the pool. In <br />addition, applicants have confirmed tnat all landscape areas shown <br />Exhibit F are underlain with plastic. Applicants have agreed to <br />remove all plastic material from landscape areas. The hardcover facts <br />have not included those areas. Please review page 1 of the staff <br />memo. The hardcover facts have been amended to include all additional <br />hardcove’’ removals agreed to by applicants at Planning Commission <br />meeting. <br />Please review Exhibit K. Mark Gronberg, the surveyor, apologizes <br />for any confusion created by the survey submitted for this application <br />and notes that a lighter line further out from the ordinary high water <br />mark (shown as usual with a dark line) should have been added to the <br />survey. Hardcover areas remain as originally shown. <br />The application wi.en originally filed included only a street <br />elevation of the detached garage. The applicants have new provided <br />hoth side and lakeside elevations confirming maximum height of <br />retaining wall at 4' on south side. <br />Review Exhibits J, L and M. The detached garage is shown at <br />17'8" ’’r. height. Note that drainage from roof is now directed to both <br />south t and southwest corners of garage. Drainage from roof will be <br />d j’"ecied down lakeshore bank draining directly into existing grass <br />drainage corridor to immediate east. Drainage from paved drive will <br />continue to drain eastward to existing drainage way. The proposed <br />detached structure will have less of an impact on the existing <br />watershed and drainage way than an original improvement approved by <br />the City in 1989. <br />Options of Action <br />To table all review of the variance application and direct staff <br />to schedule the application before the Planning Commission at <br />their November meeting for final review and comment; or <br />To approve the proposed hardcover variance and street setback <br />variance subject to the findings and conditions set forth in the <br />enclosed approval rcsoluti i.
