CITY OF ORONO RESOLUTION OF THE CITY COUNCIL NO. 7466 1 A RESOLUTION APPROVING THE PLAT OF CUMBERLAND FILE NO. LA24-000004 WHEREAS, the City of Orono (hereinafter the “City”) is a municipal corporation organized and existing under the laws of the State of Minnesota; and WHEREAS, the City Council of the City of Orono (hereinafter “City Council”) has adopted subdivision and land development regulations for the orderly, economic and safe development of land within the City; and WHEREAS, Thomas J. Ryan (hereinafter the “Developer”) is the owner of the property addressed 2245 Watertown Road which includes the following: PIDs 34-118-23-33-0056, 03-117-23-22-0001, 03-117-23-22-0002, 03-117-23-22-0022, and 03-117-23-22-0021 legally described as: Attached as Exhibit A (hereinafter the “Property”); WHEREAS on October 24, 2022, the Developer applied for Preliminary Plat approval to combine and plat the Property into two buildable lots. WHEREAS, at its regular meeting on November 13, 2023, the Orono City Council granted approval for the Preliminary Plat per the findings and conditions of Resolution No. 7425 by a 4 to 0 vote; and WHEREAS, on January 1, 2024, the Developer applied for final plat approval for the Property; and WHEREAS, the Developer has agreed to comply with all conditions of Resolution No. 7425 and has completed or has agreed to complete all other requirements of the platting regulations of the City. NOW, THEREFORE, BE IT RESOLVED, based upon the findings of Resolution No. 7425, the Orono City Council of the City of Orono does hereby approve the plat of CUMBERLAND, Hennepin County, Minnesota (a copy of which is attached as Exhibit B), subject to the following conditions: A1. Development within CUMBERLAND is subject to the Conclusions, Orders, and Conditions enumerated within Preliminary Plat Resolution No. 7425. 120
