The low densities and large open space figures are a result <br />of current zoning controls which are for the most more <br />restrictive than the DNR model shoreland regulations and act to <br />preserve the shoreland areas of Wayzata. <br />The significant disparity between lot coverage in residential and <br />commercial areas provides the City an opportunity to utilize <br />residential surplus for further development/redevelopment. <br />Development which proposes to exceed the lot <br />requirements of the Shoreland Overlay District shall be s^^ect to <br />a conditional use pemit and Shoreland Impact Plan, which will <br />emphasize storm water management and quality of runoff. <br />The DNR requirement for impervious surface coverage (25 percent) <br />will be too restrictive to allow for development and redevelopment <br />within some areas of the Shoreland Overlay District.
