Zoning File #1765 <br />September 17, 1992 <br />Page 2 <br />Applicant proposes to construct a number of small additions <br />to the existing residence. A portion of the existing residence <br />is in the 0-75' zone, and two of the additions are less than 75' <br />from the shoreline. <br />The room addition labeled A on the site plan is a 5' x 14' <br />dinette addition with 4' x 5' stoop, all on the main floor level. <br />This bumpout is approximately 49' from the shorelin'^, although it <br />is further from the shoreline than the adjacent second story <br />overhanging bedrooms. <br />Additionally, a second story excercise/office addition of <br />approximately 16' x 24' is proposed above the footprint of the <br />existing main floor master bedroom. This addition is 60' from <br />the shoreline. <br />Issues <br />1.Is there sufficient hardship/justification for the granting <br />of hardcover and setback variances as requested? <br />2.Is there additional hardcover area in the 0-75' zone that <br />could be reduced or removed to yie..d a net hardcover <br />reduction or no net increase in the 0-75' zone? <br />3.Are there other locations in which the proposed additions <br />cculd be accomplished outside the 0-75' zone? <br />Action Requested <br />1.Make a recommendation regarding the hardcover and setback <br />variances in the 0-75' zone. <br />r. f <br />1 <br />' / <br />A>f c- <br />Aim.
