Moore^ 801 Tonkawa Road - Variance - <br />Resolution <br />Application: Request for hardcover and setback variances to construct <br />additions to existing residence. <br />Zoning District: LR-lB Single Family Lakeshore Residential, 1 acre. <br />List of Exhibits <br />Exhibit A - Resolution <br />Exhibit B - Notice of Planning Commission Action 9/23/92 <br />Exhibit C - Memo & Exhibits of 9/17/92 <br />Discussion <br />Please review the memo and exhibits of »ptomber 17th. Briefly, <br />applicant requests a 0-75' hardcover increase from 10.0% to 10.3% for <br />the construction of a kitchen addition to the existing residence. <br />This specific addition creates an additional 90 s.f. of hardcover <br />located 49' from the shoreline, although other existing portions of <br />the house are as close as 44' from the shoreline. <br />Additionally, applicant proposes a new second story above the <br />existing master bedroom, which is located mostly within the 0-75' <br />setback zone. <br />Planning Connoission Recommendation <br />Planning Commission reviewed this application at their September <br />21st meeting and voted 6 in favor, 1 against to recommend approval as <br />submitted, finding that the hardship in this case was the present <br />location of the house, of which approximately half is in the 0 — 75' <br />setback area. Planning Commission members who viewed the site agreed <br />with the applicant that there is virtually no extraneous hardcover in <br />the 0-75' zone which could be removed to result in no hardcover <br />increase in that zone. It was noted that the 75-250' and 250-500' <br />zones are significantly below their hardcover allotments. <br />Commissioner Cohen voted nay on the general principal that there <br />should no net hardcover increases in the 0-75' zone. <br />Staff Recommendation <br />Staff recommends approval per the Planning Commission <br />recommendation. A resolution is attached for adoption by Council.
