r t'* <br />Proposal for Lot Line Rearrangement o <br />The Profts presently own and occupy the house at 60 <br />Myrtlewood Road legally described on Exhibit A attached hereto. <br />The Wells presently own and occupy the house at 70 Myrtlewood <br />Road described on Exhibit B attached hereto. <br />The Profts wish to purchase from the Wells a small (0.259 <br />acre) parcel and attach such parcel to the Proft land for the <br />purpose of securing to the Profts their view to the southwesterly <br />and over the balance of their land. The proposal is therefore <br />for a lot line rearrangement with no new buildable parcels being <br />created. Exhibits C and D attached hereto reflect the legal <br />descriptions of the properties after the lot line rearrangement. <br />There is a site evaluation report on the Wells parcel. To <br />the best of our knowledge the Wells septic and drainfield system <br />is working at the present time. The 0.259 acre parce] proposed <br />to be sold by the Wells to the Profts and combined with the <br />Profts* land is largely wetland and, given the need for setbacks <br />from wetland and steep slopes, the land to be conveyed is not <br />usable land for the Wells parcel for septic and drainfield <br />purposes. Therefore there is no diminution in the quantity or <br />quality of the Wells property after the lot line rearrangement <br />with regard to septic system purposes. <br />The augmentation of the size of the Proft parcel is minimal <br />(0.259 acres) and does not change the Proft parcel except to <br />secure to it the site line to the southwesterly from the Profts* <br />house.
