Malik - Septic Review <br />I have reviewed the existing and proposed septic system <br />information for this property and would make the following <br />comments. <br />LOT 1 <br />Soil testing and design has been completed for a five <br />bedroom home. Both primary and alternate drainfield sites are <br />mounds and meet all setbacks. The alternate mound site, however, <br />is on a 7% slope which requies a variance from the septic code <br />and an interceptor drain is recommended to divert up-slope <br />drainage. The soil testing and system design have been approved <br />for both sites. <br />LOT 2 <br />The existing septic system consists of two septic tanks with <br />unknown volume and a small drainfield also of unkno%m size. The <br />septic system was inspected on April 13, 1992 with the septic <br />report indicating that the drainfield was saturated and <br />discharging slightly tc the surface and the septic tanks required <br />pumping. The system is not considered to be failing at this <br />time, however it has a high potential for future failure. <br />Soil testing and septic design have been completed for this <br />lot indicating primary and alternate drainfield sites for a new <br />five bedroom residence. Both septic sites for Lot 2 have be*an <br />conditionally approved if the two existing wells in this parcel <br />are abandoned. An old well currently not in uc-a must be properly <br />abandoned now and the well serving the existing residence must be <br />abandoned prior to the issuance of a building permit. <br />Access to Lot 1 via Out lot A encroaches over a large portion <br />of the existing drainfield. When the access road is constructed <br />through Outlot A, the existing septic system must be abandoned. <br />The existing residence may be occupied if soil testing is <br />approved indicatir.j *_wo avail ble septic sites for the existing <br />residence. <br />SUMMARY <br />Based on the above informatic. , I would recommend approval <br />of the proposed subdivision provi-ed that the existing septic <br />system in Lot 2 be abandoned when the access road Outlot A is <br />constructed and that both existing wells in Lot 2 be abandoned <br />prior to the issuance of a building permit for Lot 2.
