2. <br />by a soil and water conservation district may be required <br />if project size and site physical characteristics <br />warrant; and <br />Be designed and constructed to effectively manage <br />reasonably expected quantities and qualities of storm <br />water runoff. <br />J. Centralization and Design of Facilities. Centralization and <br />design of facilities and structures shall be done according to <br />the following standards: <br />1. Dwelling units or sites shall be clustered into one or <br />more groups and located on suitcible areas of the <br />development. They shall be designed and located to meet <br />or exceed the following dimensional standards for the <br />relevant shoreland classification: setback from the <br />ordinary high water level, elevation above the surface <br />water features, and maximum height. <br />Setbacks from the ordinary high water level shall be <br />increased in accordance with Section 801.91.17.F of this <br />Ordinance for developments with density increases; <br />2. Structures, parking areas, and other facilities shall be <br />treated to reduce visibility as viewed from piiblic waters <br />and adjacent shorelands by vegetation, topography, <br />increased setbacks, or color, assuming summer, leaf-on <br />conditions. Vegetative and topographic screening shall <br />be preserved, if existing, or may be required to be <br />provided; <br />3. Accessory structures and facilities shall meet the <br />required principal structure setback emd shall be <br />centralized. <br />801.91.18:PLANNED UNIT DEVELOPMENT DISTRICT: Mixed use planned <br />unit development is allowed for integreiLion and <br />coordination of land parcels as well as the combination of varying <br />types of residential and commercial uses: <br />A. Application/Procedures. Applications and procedures for a <br />planned unit development district in the shoreland area shall <br />be consistent with Sections 801.90, 801 ! and 801.91.17 <br />regarding planned unit development. The DI'a <11 be notified <br />of rezoning to a PUD as required in Section aol.91.22.
