most areas in the shoreland areas, but would make allowances for <br />higher densities in areas identified in the plan. <br />3. IMPERVIOUS SURFACE COVERAGE <br />The purpose of the lot coverage inventory in the Shoreland <br />Management Plan was to determine, by zoning district, the areas of <br />the City which contain lot coverage below and above the maximum <br />allowed by the DNR shorelana standards. <br />The City wc.s broken down into separate shorelanc areas; Lake <br />Minnetonka and Gleason Lake. These differentiations were made <br />because of the different classification of the water bodies and <br />because of the differing intensity of development. Each separate <br />area was further divided into separate zoning districts for the lot <br />calculations to determine lot coverage and open space. City <br />records were used to identify each parcel and its lot size. Using <br />aerial photographs and section maps with superimposed buildings, <br />lot coverage was calculated by measuring the footprint area of all <br />structures, accessory structures and driveways. Subtracting this <br />calculation from total lot size provides the remaining open space. <br />The eunount of surplus/deficit let coverage is determined by <br />computing the maximum allowable impervious surface coverage by DNR <br />standards.
