The R-3 zone is allowed to build to a height <br />of three stories or 40 feet. There are currently buildings in the <br />R-3 zone which approach the 40 foot height limit. <br />lap]mnirntlltiliftn■ The city is requesting flexibility in building <br />height to remain at the existing conditions so that all zoning <br />districts may retain the existing building height and so that <br />redeveloiznent can take place in an equitable fashion. <br />Cllry Effarta to Control Shoreland Development. In light of the <br />City's request for flexibility, the City has also adopted policies <br />and plans which help establish consistency with the Shoreland <br />Ordinance. <br />The City's adopted Comprehensive Plan creates policies and goals to <br />improve the inpacts of its existing development on Lake Minnetonka. <br />The City is in the process of updating its Comprehensive Storm <br />Sewer Plan so that its storm water measures will be consistent with <br />the DNR shoreland regulations. <br />The draft Shoreland Ordinance proposed is more restrictive than the <br />model in that no water oriented accessory structures are allowed <br />Including boathouses. This will help Spring Park maintain a <br />waterfront development less cluttered with buildings and <br />boathouses. <br />The City has also established policies which have eliminated tandem <br />lot splits which were occurring in deep waterfront lots. <br />L- • ■ <br />'.te!;;.;,, ■ <br />; -.i. ■- ■ •.
