Structure Setback from Lake Minnetonka (OHWL) <br />DNR: 75 ft. fi-om OHWL if not sewered (50 ft. if sewered). <br />Woodland: 50 ft. fiom OHWL, and 75 ft. for sewage treatment systems <br />Bationalfi;The only justification apparent for the greater setbacks from the lake for <br />structures in non-sewered areas seems to be protection of the lake from <br />sewage pollution. Woodland will apply the 75 ft. setback to the sewage <br />treatment system rather than the structure, and because of the much <br />larger lot size in Woodland such treatment system placement is possible. <br />Any visual impaa of structures as viewed from the lake is limited by <br />Woodland's requirement of larger lots, and also by the city's requirements <br />that buildings cover no more than 10% of the lot. <br />2. Lot Width: <br />DNR: 100 ft. lot width for Minnetonka riparian lots. \ ^ <br />150 ft. lot width for non-riparian lots. ^ ' <br />Woodland: 100 ft. lot width at OHWL and at front building line. <br />Rationale:Since Woodland requires 2 acre lots, the setting of a 150 ft. minimum lot <br />width is not needed. Woodland also requires 25 ft. side yards and 50 ft. <br />from throughout the chy. Therefore it is highly unlikely that anyone <br />would propose a lot width of less than 150 ft. We choose to apply a <br />uniform standard throughout the city. <br />3. Building Height Limit: <br />DNR: 25 ft. using the Uniform Building Code system of measurement. <br />Woodland: 35 ft. using averaging of heights of each side from the lowest adjacem <br />ground on side to highest point of roof above. There also would be a <br />itiaaritnum of 45 ft. from the lowest adjacent grade to the highest point of <br />the roof <br />Rationale:The 35 ft. limit is needed in areas such as Woodland and nearby cities <br />where property is already fully developed and very large houses are <br />common. Our system of measurement nuiy actually be more restrictive <br />than that prescribed in the Uniform Building Code. Also. Woodland <br />requires larger lots and restricts the total for all structures to 10% of the <br />lot area.
