Wetlands <br />to the north and east of the property to be designated <br />at the 932.3 elevation. This shall also include area <br />defined as low wooded area within proposed Lot 2. <br />Septic test sites within Lots 2 and 3 shall be staked <br />prior to reguired land alterations for road and <br />drainage improvements. <br />Structure located within Lot 2 close to west lot line <br />shall be removed prior to final plat approval. On-site <br />Septic Manager shall be advised of time of removal to <br />ensure there is no damage done to the septic test sites <br />on Lot 2. <br />Applicant shall file a separate conditional use permit <br />for guest house use as structure will continue to be <br />used for non-rental residential use. <br />The following improvements or structures are recognized <br />as non-conforming based on either their ^substandard <br />setback to the shore of Tanager Lake or to the <br />designated wetland. All structural repairs to these <br />non-conforming structures shall require approval of the <br />City of Orono. The non-conforming structures are as <br />follows: <br />a. Guest house on Lot I. <br />b. Detached garage on Lot 1. <br />c. Tennis court on Lot 1. <br />Based on the Planning Commission’s resolve of the <br />access issue* the City will accept the original road <br />plans submitted for private road construction for 5-lot <br />plat or if a driveway is to be permitted* the City will <br />ask for plans for the driveway to ensure positive <br />drainage is maintained per DNR and «C*WD standards. The <br />City Engineer will bo asked to review and approve the <br />driveway plans prior to inst< *lation of road to ensure <br />guidelines are satisfied. Applicant's f®*****^^**'^^ <br />asked for a refund of the private road fees submitted <br />with 5-lot plat. The City will wait until the City <br />Engineer has completed his review of the 3-lot plat <br />before a refund is determined.
