The structure limits <br />sighting distance and is a potential hasard for users <br />of public road. <br />The location of the existing g& *age in <br />crest of the hill and adjacent accesses. <br />relat:on tt <br />e)The location of mature trees to the south of the existing <br />residence. <br />Persistent surface runof f/drai nage problems that <br />necessitate the retention of a low depressiott or <br />retention area within the south yard of the property. <br />The City Council finds that the conditions existing on this <br />property are peculiar to it and do not apply generally to <br />other property in this toning district; that granting the <br />variance would not adversely affect traffic conditions* <br />light* air nor pose a fire haxard or other danger to <br />neighboring property; would not sierely serve as a <br />convenience to the applicant* but is necessary to alleviate <br />a demonstrable hardship or difficulty; is necessary to <br />preserve a substantial property right of the appllcantf>i and <br />would be in keeping with the spirit and Intent of the loning <br />Cede and Comprehensive Plan of the City. <br />Page 2 of 5 <br />i
