A RBSOLDTION APPROVING TAB PLAT OF <br />HILLTOP FARM <br />FILE NO. 1732 <br />WHEREAS, the City of Orono is a municipal corporation organized <br />and existing under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted <br />subdivision regulations for the orderly, economic and safe development of <br />land within the City; and <br />WHEREAS, the City Council has considered the application for <br />a final subdivision of a 2-lot plat by Joan F. Sweetser, (hereinafter the <br />subdivider ); and <br />WHEREAS, the subdivision has been found to meet all standards of <br />the RR-IB rural residential zoning district finding that each lot is of a <br />site and configuration that will allow its use as a single family residence <br />to be fully developed without the need of any variances; and <br />WHEREAS, the aubdivider has completed all requirements of the <br />platting regulations of the City, including: <br />#•1.Completion of all the requirements of Resolution No. 3123, the <br />resolution that granted preliminary approval of the plat. <br />2.Dedication on the plat of right-of-way for a public road, shown <br />as Old Long Lake Road. <br />3.w.m- <br />Dedication to the City of the Flowage and Conservation Easement <br />providing for limitation on the use of wetlands and drainageways <br />described therein and shown on the plat as drainage easements. <br />4. <br />-t] <br />Pi'v-, <br />The City Inspection staff has confirmed that the well pit and <br />septic system on Lot 1 that served the former guest house have <br />been appropriately abandoned. <br />5.Payment to the City of a park dedication fee in the amount of <br />$8,400.00 and dedication of a bike trail along the street lot <br />lines of Lots 1 and 2 located within a 10* drainage and utility <br />easement. <br />■ "j*Page 1 of 3 <br />tvr; <br />mm IK' <br />1J <br />i
