f <br />Zoning File #1679 <br />June 2t 1992 <br />Page 3 <br />Review of Application <br />As for the unimproved repairs to the gazebo/bathhouse <br />structure» please review Gaffron's memos of September and October <br />1991, Exhibit B. <br />The applicant proposes construction of a 22* x 26* garage <br />that meets all required setbacks, doors face street and an <br />adequate area has been provided for turn around on-site. <br />Applicant proposes removal of existing gravel drive areas and <br />dog run to reduce hardcover from 43.28% to 32.75%. Please note <br />by placing garage within existing graveled area, the new <br />construction will have no impact on sloping topographies to the <br />south as did the original proposal (review Exhibits E and P). <br />Planning Coanission Rei i —w nilstii <br />The Planning Commission voted unanimously to approve the 22' <br />X 26' garage as proposed by applicant based on the finding that <br />applicant proposes removal of hardcover totaling 1,105.05 s.f. or <br />10.53% and that the revised proposal minimizes impact on existing <br />steeper topographies to south side of property. <br />Options of Action <br />1. Denial, <br />4.Other. <br />Any coriition of approval must classify structure within 0- <br />75' setback area as a non-conforming structure and subject to all <br />pertinent ordinances.
