RILEY and STEPHANIE A. <br />RILEY, married to each other("Declar is"). <br />WHEREAS, Declarants are the fee owners of real property located at 3175 Jamestown <br />Road, Orono, Minnesota [PIN No. 28-118-23-33-00141, legally described as: Lot 1, Block 1, <br />Liberty Acres Second Addition, Hennepin County, Minnesota and an undivided 1/10th interest <br />in Outlot A,Liberty Acres,Hennepin County,Minnesota, together with an easement of ingress, <br />egress and utility over the North 66 feet of the West 66 feet of the Southeast Quarter of the <br />Southwest Quarter of Section 28, Township 118,Range 23, Hennepin County, Minnesota, and <br />an easement for ingress, egress and utility over Outlot A, Garden Grove, Hennepin County, <br />Minnesota (the "Property"); and <br />WHEREAS,Declarants have applied to the City of Orono for Permit No.RAS23-000083 <br />Permit") to install plumbing including a toilet, sink, and shower within a 1,920 square foot <br />building, an Oversized Accessory Building ("OAB"), on the Subject Property depicted on the <br />attached Exhibit"B"; and <br />WHEREAS, as a condition of issuance of the Permit and pursuant to Orono City Code <br />Sections 78-1434(3)(c) and 78-1437, the Declarants are required to record this Declaration <br />imposing upon the Subject Property certain covenants,conditions,restrictions and reservations for <br />the benefit of the City, the Subject Property, and its present and future owners. <br />NOW, THEREFORE, the undersigned parties hereby declare, impose upon, create and <br />establish the covenants, conditions and restrictions upon the Subject Property as follows: <br />1.
