pf- <br />2. LEGAL DOCUMENTS required: <br />A.Title opinion addressed to the City. All ownersr mortgage <br />holders or others with property interest indicated therein <br />shall sign the plat and all other documents affected by such <br />interest. <br />B.The applicant must provide certified copies of all recorded <br />easements currently affecting the property. <br />C.Signed and executed Flowage & Conservation Ease ent over <br />the designated wetland (refer to sample enclosed). Legal <br />description can be written as follows: <br />Shown as drainage easements on the plat, <br />_____plat name _____, Hennepin County, Minnesota. <br />3. PEES TO BE PAID: Total Due $375.00* <br />A. Final plat fee « $175.00 <br />B. Legal review and filing fees = $200.00 <br />*C. Park Dedication <br />The Park Commission shall review the 2-lot subdivision to <br />determine if portions of the land will be suitable for <br />acquisition by City for park or trail use. If the City has <br />no interest in acquiring lands, the City will ask for a cash <br />payment in lieu of land. At that point the property will be <br />referred to the City Assessor to determine the value of the <br />undeveloped land. The Park Dedication Fee would be based on <br />the value of 8% of the undeveloped land. Please contact <br />John Gerhardson (473-7357) for information pertaining to the <br />scheduling of your application before the Park Commission. <br />Park Fees must be paid at the time of the filing of the <br />final plat. <br />Applicant is hereby advised that preliminary subdivision approval <br />shall expire in one year from the date of Council's approval of the <br />preliminary plat (May 26, 1993). <br />Page 3 of 4 <br />- - ■- •
