If Planning CommissiwU recalls, this is the lot to the <br />immediate east of the Knapp property. Access is granted via <br />Outlet D of the Knapp 3-unit PRD. <br />The applicant requests a 25' front yard setback variance <br />from the required 100' setback. The survey of this property <br />indicates that a majority of this property is wetland area with <br />the remainder being steeply sloping eastward towards the wetland. <br />In 1990 a variance application was granted to Sam McCloud for a <br />front setback variance at the very same setback. <br />Enclosed is a copy of soil testing and system design <br />(Exhibit F) approved in 1990. This soil testing information was <br />submitted for an 8-bedroom home and will be satisfactory for the <br />applicant's 5-bedroom home. <br />The home plans submitted by the applicant indicate a guest <br />or non-rental apartment in the walkout level (Exhibit D). The <br />homeowner will apply for a separate conditional use permit for <br />the non-rental apartment.
