The developer to create easement.s in favor of the l meowners <br />Association over Lots 1, Block 3 and Lot 1» Block 3 for the purpose <br />maintenance and upkeep of the entrance monuments. The City approves <br />the monuments proposed on plans dated December 19, 1989, revised March <br />18, 1991 by Gerald M. Sunde entitled "Typical 'onument Detail" that <br />defines 5 1/2' high, 10 linea] feet in length, 3' wide monuments to be <br />installed on each side of the entrance of the private road. The fincil <br />installed height of these monuments cannot exceed a height of 6* <br />measured from elevation of private road. <br />11. All final grading, drainage and road plans shall be done in <br />accordance with the directives of the Minnehaha Creek Watershed <br />District permit and the final report of the City Engineer before an <br />land alterations or construction can begin. The subdivider shall <br />execute a developer's agreement that shall include all required <br />improvements. The subdivider shall also provide a Letter of Credit to <br />be written to the amount of 150% of the cost of al - improvements. The <br />Letter of Credit must also be submitted prior to final plat approval <br />by the City. The subdivider is hereby advised that building permits <br />shall not be issued upon final plat approval until gravel road base <br />has been approved by the City Engineer and reqx-lred drainage ponds and <br />controls have been ins .ailed and approved by th^* City Engineer. <br />12.
