Jv- • <br />% <br />^r^ <br />X- <br />Zoning File #1700 <br />February 5, 1992 <br />Page 4 <br />Additional Exhibits <br />Exhibit O - Planning Ccmmission Action Notice 1/28/92 <br />Additional COaoDents and Planning CoBonission Recommendation <br />Please review the Planning Commission Minutes of January 21st for <br />ire detail on the review of this application. <br />The Planning Commission advised the applicant that the <br />application was incomplete as an updated survey and hardcover <br />inventory had not been provided with submittals. The earlier <br />discrepancies in the hardcover calculations on the property from the <br />earlier review were discussed. The applicant advised the Planning <br />Commission that the improvements proposed are not located within the <br />0-75' setback area. Planning Commission noted that there are <br />questions or discrepancies concerning hardcover within the 75-250' <br />setback area where the improvement is located. <br />Members voted unanimously to deny Mr. McCurdy's variance <br />application finding it incomplete and further directed that since this <br />application involves after-the-fact construction, the partially <br />constructed deck be immediately removed and that patio doors be <br />installed with appropriate protective bc.rriers. <br />Mr. McCurdy advised the Planning Commission that he would not <br />continue with this application before the Council and that both <br />partially constructed deck and patio doors shall remain in its present <br />hazardous condition. Staff has advised Mr. McCurdy that all after- <br />the-fact applications must go before the Council (refer to Exhibit 0). <br />Options of Action Available to Council <br />To approve the application as requested by applicant and to not <br />require an updated survey and hardcover inventory until applicant <br />proposes additional improvements c*t a future date or <br />To indefinitely table all action on the variance application <br />until applicant has submitted an updated survey and hardcover <br />inventory and to direct staff to require the immediate removal of <br />the partially constructed deck and to require the installation of <br />temporary protective barriers for existing patio doors. <br />•• ■■ <br />1..:
