This redevelopment project, located along Wayzata Boulevard and surrounded by <br />picturesque wetlands, aims to fulfill the city's vision of providing more density to the site and <br />offering diverse housing options for the aging population. The site, containing a buildable area <br />of 10.14 acres, will be initially built at a density of 15.38 units per acre. The townhome flat <br />buildings will be arranged at the north end of the property closest to Wayzata Boulevard, while <br />the southern end of the site will contain a recreational area, hosting a variety of amenities <br />including tennis courts, pickleball courts, a community garden, an indoor gym, and open space. <br />The development is located within a mile from community amenities. <br /> <br />These townhome flats, catered towards empty-nesters and seniors, will provide a higher-end <br />product that accommodates the needs of the aging population’s demand for single-level living, <br />and focuses on accessibility, privacy, connection with nature, and outdoor communal areas to <br />establish a community that matches their lifestyles. <br />Housing <br />The Eisinger Meadows development aims to provide a product type that enhances the supply of <br />life cycle housing to the City of Orono. This single-level townhome flat style will enhance the <br />overall variety of housing choices in the city for people of different ages, abilities, and lifestyles . <br />The development will also fulfill the density needs of the City of Orono, which at 15.38 units/acre <br />falls within the density range of the site’s proposed land use in the 2040 Comprehensive Plan. <br /> <br />The site is identified as an Urban Area in the 2040 Comprehensive Plan and is within the future <br />2040 Metropolitan Urban Service Area for sewer service. The city’s 2040 Comprehensive Plan <br />also indicates that the site is designated with two future land use c lasses: The north portion of <br />the site is Urban Low Density Residential (3 - 8 units/acre), while the south portion of the site <br />is Urban High Density Residential (20 - 25 units/acre). We are proposing to build at a density <br />that blends these two classifications, using the Urban Medium High Density classification of <br />15-20 units/acre with a proposed density at the lower end of that range at 15.38 units/acre. <br />145
