Property I.D. # 09-117-2341-0002 <br />The city assessors' office has advised us that subject property <br />has been assigned a 1993 estimated market value that is 12% <br />higher that that assigned for 1992 and 1991. It is our <br />understanding that real estate values, including all lakeshore <br />property in this area have not risen during this period, are, <br />in fact, "flat" as real estate salespersons would say. Therefore <br />this increase appears illogical and excessive. <br />The property contains a 40-year-old residence, obsolete by any <br />current standards and is, again in realtor parlance, a "tear- <br />down" . <br />The land itself is a very difficult site with so many problems <br />as to make it difficult to build any type house except what <br />is already here -- a residence with a lower level entrance and <br />a full staircase up to the main level of the home. The property <br />is about one third swamp, one third filled land, and one third <br />high ground - the amount of high ground being too narrow to <br />accomodate a house of wider width than what is already here. <br />In addition access to the residence is via a driveway which <br />also must serve our neighbor's home, posing a possible legal <br />problem for mortgage lenders. The driveway is gravel as the <br />land is too unstable to permit a more permanent surface. <br />Under these circumstances, comparisons with flat, easily <br />aecessable lots such as the examples given us by Mr. Haller, <br />are hardly equitable.
