TO:Mayor Callahan and Orono Council Members <br />Ron Moorse, Citv Administrator <br />COUNOLMEETING1^1 <br />FROM: Stephen Weekman, On-Site Systems Manager <br />APR 2 6 1993 <br />OIYOFORONO <br />DATE:April 21. 1993 <br />SUBJECT: #1808 James Abrahamson, 4630 Tonkaview Lane - Variance <br />Pertinent Ordinance <br />Section 10.24, Subd. - Lot minimum requirements. <br />Required lot area = 1 acre <br />Existing area = .74 acres <br />Variance = .26 acres or 26% <br />Additional Exhibits <br />I - Resolution <br />J - Notice of Planning Commission Action <br />K - Planning Commission Memo and E.xhibits <br />Description of Request <br />The applicant requests a lot area variance to construct a new residence on an undeveloped <br />property. This property is one of several lots which were created in 1961 that do not meet the <br />1 acre lot area requirement. As all of the lots within this subdivision are less than 1 acre, no <br />additional acreage is available from the adjacent lots. No additional variances are required with <br />this application. The applicant’s house plan and survey can be reviewed, refer to Exhibits D, <br />F and G. <br />Planning Commission Recommendation <br />The Planning Commission unanimously approved the lot area variance based on the <br />following findings: <br />1. No other land is available for purchase as the property surrounding this parcel arc <br />nearly all developed and do not meet the 1 acre requirement either. <br />2. The lot size is consistent with the developed lots in the neighborhood. <br />3. Municipal sewer is available and the property has been assessed for sewer. <br />fhe enclosed resolution has been drafted per the findings and conditions of the Planning <br />Commission recommendation.
