FILE # LA24-000003 <br />February 20, 2024 <br />Page 3 of 3 <br />The proposed rezoning would bring two parcels (2470 and 2490 Carman Street) into conformity <br />in terms of lot area and lot width. The rezoning would also allow 2474 and 2480 to subdivide with <br />all four lots meeting the minimum requirements. The other properties included in the proposal <br />would be conforming within the LR-1C district but none of them are large enough to be subdivided <br />as they exist today with the new zoning. The proposed rezoning is consistent with the zoning <br />directly to the east and is not spot zoning. <br />Outside Agency Comments <br />Lake Minnetonka Conservation District: The LMCD provided feedback regarding the proposed <br />rezoning and potential lot split. The LMCD was contacted because the inlet would provide lake <br />access to two new lots should the rezoning and lot splits move forward. The LMCD was not <br />concerned with additional docks stating that as long as the required setbacks were met it would <br />not be an issue. The LMCD stated that there appeared to be enough space for two additional <br />docks. <br />Public Comments <br />To date, no public comments have been received. <br />Issues for Consideration <br />1. In the Planning Commission comfortable with the proposed rezoning? <br />2. Does the Planning Commission have any new concerns regarding potential subdivision in <br />the future? <br />3. The applicant should provide feedback from the three impacted neighbors on the <br />rezoning. <br />Planning Staff Recommendation <br />Planning Staff requests feedback to the applicant by discussing the issues identified above. <br />
