SSJSS <br />473-4141 <br />March 4, 1093 <br />Orono Council Members <br />City of Orono <br />2750 Kelley Parkway <br />Orono, MN 55356 <br />Dear Council Members; <br />Based on your comments from the February 8th meeting, we have revised the <br />site plan for the Donald Gronberg application. We are submitting two plans, A & <br />B. While Plan A meets the 75 foot setback from the current water level, the <br />proposed structure is 10 feet closer to the road than the closest part of the <br />existing house to the si'-ih. We have staked the front two comers of the <br />proposed garage for you to look at. Tliese corners are 36 feet east of the right of <br />way line. <br />We would like to go with Plan B \Miich moves the house east 10 feet to line up <br />with the most westerly corner of the existing house to the south. As you can see, <br />the house to the south appears close to the road and it would be a shame to build <br />even closer than that house. Moving 10 feet east would help a lot and only cause <br />the nearest point of the house to be 8 feet closer to the pond. Also, there are <br />times when the water level is lower than at present which would help the setback <br />distances. You can still see stumps out in the water. In addition, as shown on <br />EXHIBIT 1. by moving the proposed house east 10 feet, more runoff water is <br />actuals/ running west to Leaf Street and then to the north so that more runoff <br />would be directed to the 250-500 feet distance froi t the point it enters the creek. <br />Both adjoining houses are already constructed closer than 76 feet to the creek. <br />The northerly house has ample room to expand v^hile meeting the 75 foot setback. <br />The souther.y house is the only other house with the same problem as the <br />Gronberg lot i;i that the creek meanders close to the road making things tight in an <br />east and west direction. But *Mth a proper drainage plan, some expansion could <br />take place and the runoff situation could be improved. <br />A reduction from 75 feet to 67 feet on this lot shouldn't affect the adjoining <br />houses since they are already closer than 67 feet anyway. <br />COFRhl^& GRONBERG, INC <br />Mark S.
