Box 66 <br />Crystal Bay, MN 55323 <br />Re: Woodhill Countrx' Club <br />File No. 139-1803 <br />Dear Jeanne: <br />We have reviewed the preliminary plat for Woodhill Ridge 2nd Addition on the Woodhill <br />Country Club property. The proposed subdivision will create one residential lot and two <br />outlots. The area is currently split by a bituminous drive that serves three lots. Tlie City Code <br />allows only two lots to be served by a common driveway. To develop Lot 1, Block 1, the <br />existing driveway must be upgraded to a standard private street. The topography of the <br />property prohibits the construction of a standard private street to serve all four lots, and it is <br />not a feasible option. We recommend that the street be constructed from Woodhill Road <br />westerly to terminate at a cul-de-sac near the west plat boundary at this time. The street <br />should be a 24 foot wide roadway with 8 inches of 1009^ crushed Class 5 aggregate ba.se and <br />3 inches of bituminous pavement. The cul-de-sac should be 80 feet in diameter. Tire proposed <br />alignment is shown on the attached sketch. The e.xisting driveway would connect to the cul-de- <br />sac as shown. <br />No further subdivision should be allowed to the north of the cul-de-sac, as only 2 lots are <br />allowed on a common driveway. If further subdivision is planned to the north, the roadway <br />should be constructed to meet the 30 mph standard for a private street.
