Building & Zoning Administrator ' <br />Februar\’ 2, 1993 <br />#1789 Libbie Hopwood. 1205 Lakcview Avenue - Variances <br />Review of Application <br />The fonner residence on the property was totally destroyed by fire in early 1992. It is <br />the intention of the applicant to rebuild within the same building envelope making use of the <br />existing footings. In order to rebuild the applicant must apply for area and setback variances <br />meeting the standards of the 2 acre RR-IB Zoning District. The property is slightly under a 1/2 <br />acre in area at 21,357 s.f. Lot coverage is proposed at 8.5% (15% is allowed for lots under <br />1.99 acres). A street setback variance was approved in 1990 for a street side deck measuring <br />8 ’x40.9 ’ (refer to Exhibit E). Refer to Exhibit F, the street side deck is no longer proposed but <br />an entr\' porch on the southwest side is proposed and will be located 25 rather than 23 as the <br />former deck. <br />Please review the enclosed st iff memo and packet prepared for the Planning Commission <br />for more background in detail on the review. Tlie Planning Commission recommended <br />unanimous approval of the variances sought by the applicant. The enclosed resolution has been <br />drafted per the Planning Commission ’s fmdings and conditions of approval.
