Zoning File ttl791 <br />January 13, 1993 <br />Page 2 <br />The proposed renovation would result in the following: <br />Approximately 50 square feet of hardcover would be added within the <br />side yard setback area. The maximum encroachment into the side <br />yard setbacks will remain the same. The hardcover, including all <br />proposed changes, is well below the required percentages with the <br />exception in the 0-75' zone which has one existing shed covering <br />approximately 67 s.f. Lot coverage for the combined parcel is at <br />approximately 2%. Due to the anticipated combination of these <br />parcels, the applicant has already been assessed for one sewer <br />unit. <br />Hardship Statement <br />The applicant's hardship is the long and narrow nature of the <br />lots. The combination of these two lots will result in a 100.28' <br />lot width while the zoning district requires a minimum of 2C0' . <br />Due to the 30' side yard setbacks, the allowable building envelope <br />is very restrictive at 40' wide. The proposed changes result in no <br />further encroachment into the side yard setback area, as well as <br />the fact that most cf the addition would meet the 30' side yard <br />setback. The changes add only slightly to the lot coverage in the <br />setback area and should not be a significant detriment compared to <br />the benefit of combining the parcels and renovating the residence. <br />Isv
