I Clearly, our existing overall density already exceeds the 1 <br />unit per ]0 acres guideline. Only 7 of 21 sections have not <br />reached the 1 in 10 density, and these could in tot.il accept <br />approximately 40 additional residential units before the 1 in 10 <br />density is exceeded. <br />The above numbers do not include vacant buildable lots <br />already subdivided. Our latest count indicates there are <br />approximately 70 vacant buildable lots in the 2 acre and 5 acre <br />zones, which could be built on at any time, further increasiung <br />our non-conformity with the 1 in 10 density guildeline. <br />Exclusive of golf courses, country clubs, and park lands, we <br />have approximately 214 parcels of unsewered land that are further <br />subdividable under current zoning standards, with a potential for <br />creating an additional 500-600 buildable lots. However, Orono <br />has not in the past and currently has no intention of zoning for <br />"phased" development of the undeveloped areas, hence we are <br />consciously allowing market demand determine the timing of <br />development throughout the City.
