IMPERVIOUS SURFACE(Imperv’ious surface coverage of lots expressed as a percentage of the lot area)The City ordinance has a higher standard on Lake Minnetonka - 10% compared to 25% in the model ordinance. Flexibility is only requested to allow up to 20% in other zones, except downtown, where commercial zoning and industrial zoning exists. In these two areas 40% is requested in the Industrial zone and 80% in the Commercial zone. IQP.Qf:.PLliIE <br />Model Ordinance - The model ordinance specifies that an additional structure and building <br />setback from the top of bluff be 30 feet. <br />Proposed Ordinance - It is proposed that the additional setback be 20 feet from the top of <br />bluff. <br />R.\TIONAL AND JUSTIFICATION This allows for addiUons, including decks, in <br />situations where the 30 foot requirements is not possible. Having an additional setback of 20 <br />feet IS sufficient to protect the trecline and to accommodate buildings on lots where the depth <br />d(?es not allow the additional 30 foot setback from the top of the bluff.
