6. <br />Dimensional standards for front lots. A front lot created as part <br />of a front/back lot division shall meet aU^z^ging district area, <br />width and setback standards, except that tliCi^ide yard of the front <br />lot adjacent to the access outlot shall be equivalent to the side <br />street yard requirement for that zoning district. <br />Access requirements: <br />a. <br />b. <br />Access outlots shall be 30’ minimum wi.jth, and shall be <br />wide enough to accommodate drainage, snow removal and <br />screening without encroaching on neighboring properties. <br />In approving front/back lot divisions, the City may require <br />that both from lot and back lot share a driveway access <br />w'thin the access outlot if Council deteruiines that creating <br />an additional access to the existing street will be a potential <br />safety hazard. <br />d. No more than two residences may be served by a driveway <br />located wnhin an access outlot. <br />e. No access outlot may be platted abutting an adjacent outlot <br />except when the intent is to combine the two access outlots <br />for creation of a public or private road meeting City <br />standards. <br />Screening requirements and accessory structure staiKlards. <br />Front/back lot sulxlivisioiis shall be designed in a manner such that <br />the screening requirements and accessory structure standards of <br />Section 10.03, Subdivision 27 can be met. <br />I*he requirements and standards of this section .shall apply only to <br />those front/back lot divisions which receive preliminary plat <br />approval after January 1, 1994.
