James. 140 Leaf Street - Variances -Resolutions^ <br />Additional Exhibits <br />J - Amended Hardcover Facts <br />K - Amended Site Plan <br />Brief Review of Application <br />Applicant proposes the construction of a 24’ x 30’ and 6’ x 29’ entry addition to south <br />and west sides of existing residence requiring street setback and hardcover variances within the <br />0-75 ’ and 75-250 ’ setback area. The improvement addition will consist of an upper level two- <br />stall garage with bathroom and laundry room and a lower level single stall loading garage with <br />access to the south side of the garage. The applicant has agreed to grant an easement of 25 ’ of <br />right-of-way for Leaf Street and dedicate an additional 10’ drainage and utility easement along <br />east side of road, similar to that granted by Mr. Gronberg to the immediate north at the time of <br />the Stubbs Bay Sewer Project. <br />At the time of the Planning Commission review t was noted that a concrete patio area <br />was not noted in the hardcover facts. Applicant has now provided updated hardcover facts <br />including the 469 s.f. of patio area exclusive of the 299 s.f. of already accounted for deck and <br />stair. Applicant was required to maintain hardcover within the 0-75 ’ setback area at its current <br />level (1,159 s.f. or 7.5%) requiring the removal of the additional 7.5 s.f. of hardcover proposed <br />with improvements. The revised facts also include ameixled hardcover information for the 75- <br />250’ setback area. The Planning Commission advised that hardcover within the 75-250 ’ setback <br />area must be held to 30% or les.s. Applicant proposes 29.68% hardcover. Please review the <br />amended hardcover facts and site plan. Exhibits J and K. The improvement will result in an <br />additional 686 s.f. of hardcover improvements within the 75-250 ’ setback area. <br />Variances sought by applicant are reviev^ed as follows: <br />1. Section 10.28. Subdivision 5 (B) - Structural setback - street <br />Required * 50’ <br />Proposed * 40’ <br />Variance » 10’ or 20% (Note this is based on the street setback determined at a <br />dedication.) <br />/
