The addition to the west side will require side setback <br />and rear setback variattces. 'Hie second level replacement deck to be installed to the rear of the <br />existing structure will also require a side setback variance. The proposed addition will consist <br />of a two-car garage, new entry/foyer, mudroom, family room and expanded bedroom area on <br />the upper level. The detached garage at 862 s.f. will be removed. <br />Tlie existing residence consists of two bedrooms and the proposed improvement will <br />expand the bedrooms now to three. Steve Weekman has reviewed the improvement project and <br />confirms that the existing septic system will not be encr-^'ached upon and confirms that the <br />system can maintain and treat proposed three-bedroom use level. Review Exhibit E. Note the <br />approximate location of the well. Staff did not kx'ate well in street yard. Applicant should <br />advise if well has been covered over by grade level deck. Well must be relocated prior to <br />construction. <br />Residence structure on west lot is kxated 10’ + from lot line. If addition is placed 18’ + <br />from west lot line, there will be adequate clearance for emergency vehicles. <br />Issues for Consideration <br />1. W'eckman has confirmed that die proposed improvement will not require additional septic <br />testing to confirm there is an alternate site on the prop**ny. The Smith Avenue <br />neighborhvHKl has been designated as a "hot spot" by the City and is one of the areas to <br />be considered for future sewer service. The septic inventory card suggests that the <br />existing septic system has a three + bedriwm capacity. <br />2 The City has received no comments from the adjacent neighbors notified of the prop«^sed <br />variances.
