The second floor balcony proposed to the <br />rear of the house shall not be reconstructed. The City need not address a side setback variance <br />for the reconstructed deck. Major portions of the detached garage in the street yard will be <br />removed. The only remaining portion of the structure will be a single stall 13’x24’ garage. <br />The applicant located the on site well. Staff can confirm that the new construction will <br />not impact the well and that a 3’ clearance will be provided from overhang of proposed addition. <br />The existing septic system has the capability of serving a three plus bedroom. The proposed <br />three bedroom use will not impact the existing system.
