Variance approval expired in July of 1993. Applicant has filed a <br />‘ ig no chan^ from the original application of 1992. <br />Applicant proposes insullation of a 20* x 22’ detiKhed gara^ (review Exhibit D) within <br />the street yaid of the residential property requiring front and side setback varianret ^ a <br />variance to the section that would require placement of the gar^ in front of the front line of <br />the principal stnicture. The garage will be located 20’ from the 33 ’ defined cou^ rood right- <br />of-way and 43 ’ from the traveled road. Doors fme away from the street with tumaiound <br />provided on site. The proposed structure has been located in an attempt to save two mmure <br />oees within street yard. Lot coverage is maintained at 12%. The City has once again received <br />no negaUve comments from the adjacent neighbors who originally signed off on the Neighbor’s <br />Acknowledgement Form in the 1992 review. <br />The original variance applicatioo conditioned appnwal on the exisU^ storage <br />located in the rear yard being relocated to conform to a 10 ’ side setback. Applicant tad agreed <br />to relocate snucture at the time of the issuance of the building permit for the detached garage. <br />Hardship SUdemem <br />Please review Exhibits A and A-1 The hardships are reviewed as follows: <br />The shape of the lot prevents structure from being placed adjacent to priacqial smiduie <br />nor is there sufficiett area to allow an access drive to rear of property without the renmv^ of <br />mature trees. The garage stall be placed on site so that trees will not be threatentd by <br />construction. The location of the proposed garage is consisiein with setback variances approved
