(Ncslund) - 40 North Orono Orchard Road <br />Subdivision (Preliminaiy) <br />Tli^ request is a revision of previous requests for division of this property. <br />This proposal includes 17 2-acre lots consistent with the zoning requirements for <br />the area. <br />engineer for this project is McCombs*Knutson Associates which means that the <br />City will have to retain an independent engineer for review of the subdivision <br />proposal. This cost will be allocated to the developer as required by our ordi <br />nances. <br />Hank ^Uhich asked Council if there might be a problem with this proposal as it <br />was prepared by our engineering firm. After Dick Benson talked with Mr. lOiutson, <br />he informed me it would be acceptable because it was understood that the City <br />would have to consult some other engineer for review of the proposal. <br />The engineer has been requested to submit a chart showing the total project area, <br />and the area desigr^ted as wetlands. In addition, each lot will be listed with <br />total area, dry buildable area, and wetland area and soils information will be <br />submitted showing the suitability for on-site septic systems. <br />Copies of this application have been sent to Hennepin County, Watershed District, <br />City Attorney, Burlington Luce Line (ENR) and State Highway Department. <br />A pid)lic hearing has been scheduled for October 3, 1977, at 7:30 p.m. <br />FLATfONG GCmiSSION MEETING - October 3, 1977 <br />Engineer Thai Bastyr presented revised preliminary subdivision proposal • No connents <br />from public in attendance. Zoning Administrator informed Commission this was revised <br />2 acre proposal of the previous 1 acre subdivision proposal denied Council <br />several years ago. Reports resulting from review of previous proposal several <br />years ago revealed potential problems with development of steep grades, filling of <br />mainland, problems with on-site disposal systems and traffic hazards from inadequate <br />collector streets. <br />.•. II M <br />.oning Administrator also informed Comnissi <br />to uie State Hi^way Department along with <br />nts. As yet he had received no response. <br />Planning Comnission was concerned about the problems that might result from home <br />sites on some of the existing steep grades. Also concerned about the filling of <br />some of the wetland areas for the road system as indicated on the proposed plat. <br />Planning Comnission directed Staff to request a soils map and report of the property <br />from the Hennepin County Soils Conservation District.
