After Dick P-enson talked with Mr. Knutson, <br />he informed me it would be acceptable because it was understood that the City <br />would have to consult soir.e otlier engineer for review' of tlie proixisal. <br />Tlie engineer has been requested to submit a chart showing the total project area, <br />and the area designated as wetlands. In addition, each lot w'ill be listed with <br />total area, dr>' buildable area, and wetland area and soils information will be <br />submitted showing the suitability for on-site septic systems. <br />Copies of this application have been sent to Hennepin Coimty, V.atershed District, <br />City Attorney, Burlington Luce Line ('XiR) and State Highway Department. <br />A public hearing has been scheduled for October 3, 1977, at 7:30 p.m. <br />PLANNING CaMISSlCN MEETING - October 3, 1977 <br />Engineer Ron Bastyr presented revised preliminary subdivision proposal . No coments <br />from public in attendance. Zoning Administrator informed Commission this was revised <br />2 acre proposal of the previous 1 acre subdivision proposal denied by Council <br />several years ago. Reports resulting from re\’iew of the previous proposal several <br />years ago revealed potential problems with development of steep grades, filling of <br />marshland, problems with on-site disposal systems and traffic liazards from inadequate <br />collector streets. <br />The Zoning Administrator also informed Conmission he had sent copies of the proposed <br />plat to ^le State Highway Department along with a letter requesting review and <br />coiments. As yet he had received no response. <br />Planning Coiwoission was concerned about the problems that might result from home <br />sites on some of the existing steep grades. Also concerned about the filling of <br />some of the wetland areas for the road system as indicated on the proposed plat. <br />Planning Commission directed Staff to request a soils map and report of the property <br />from the Hennepin County Soils Conserwation District. Tabled the request until all <br />necessary reports have been received.
