Altliougli tlio total area of each <br />lot is shwvn on the preliminary plat, there is no indication of uetlands or diy <br />Lildable areas on the individual parcels. Kc might consider this from the stand- <br />point of both conservation easciiicnts and calculating dry buildable areas as <br />required by code - 2 acres (87,120 sq. ft.). <br />The proposed road, although exceeding 500 ft. ^ is indicated ^ ^VeWe <br />wide. Our policy has been 60 ft. on roads exceeding 500 ft. in length, he ve <br />been requiring easements on private access roads ^shich include tlie <br />easement on the road and utility and drainage casements along tlie road. <br />drainage easements should be determined after review and reconmiendation by the <br />City engineer. I might also suggest the private access road be designated as <br />single tract for simplification of description. <br />The location of the Lawrence residence is indicated on the map. Hie access fr^ <br />County Road 6 as proposed lies immediately west and adjacent to the Lee property. <br />A park dedication fee of $250.00 per lot would be forthcoming upon approval of <br />final plat. <br />The area is beautifully wooded but quite hilly. <br />Copies of the proposal along with requests for coinmcnts have been forwarded to <br />tte City Administrator, City Attorney, City engineer. City Public horks Director, <br />County Public IVorkn Director and Watershed District. <br />A Public Hearing has been scheduled for November 7, 1977 at 7:45 p.m.
