I'm enclosing a <br />copy of the plat inap with this r.)emo as we do on all such proposals. <br />In checking the plat mp, some interesting (luestions came to my attention. Note <br />tiie dotted line indicated by the arrow on the copy of the plat map. I have not had <br />the time to review exactly wiiat tiis dotted line might indicate, but we might <br />request the applicant submit some lata to clarify the status of all t’nis property. <br />I'm sure the status will be cleared when tlie title opinion is reviewed by our <br />attorney, but it would probably be less expensive and less time consuming now <br />rather than after preliminary approval. <br />I haven’t heard anything from tlie State Highway D-enarti'icnt regarding this proposal. <br />I don't know whetlier Al lias sent tlicm a copy to review'. Tlie State Highway FJept. <br />should be consulted. Ihey iniglit be interested in additional right of way. \'e <br />might also consider easements for service roads or other access alternatives. <br />We should also obtain some direction from the City Engineer for drainage from the <br />property so we have no future problems wiien the residenttally zoned area is <br />developed. V>’e should provide for drainage casements at tliis time. <br />In checking the plat map, I also remembered that utility services are not provided <br />by Orono in this area. V'e should also require some clarification on this issue. <br />Some of tJie properties in this area are serviced from Long Lake. Tlicse have all <br />required the approval from tlie City of Long Lake. We must remember tlie current <br />status of the Long Lake Sewer Plant (capacities, adequacy of sewer line sizes <br />and such). <br />Access to the projX'rties should also be addressed. We should resolve any possible <br />traffic problems before making any determination on the proposal. <br />The re zoning proposal appears favorable. 'Tlie B-1 zoned area currently described <br />splits tlie Bill Wear property. It would seem to make more sense to follow a <br />given straight line for zoning purjxises whenever it might be possible. If a <br />given straight line is established today, I beliero we would eliminate any <br />future controversies with other property owners in the imiTiediate B-1 district. <br />PLANNING CaMISSION MEETING - October 3, 1977 <br />Sid Rebers, his surveyor Ted Kemna, and Long Lake Councilman Barney Kogan were present. <br />Planning Conuiission reviewed issues noted by Zoning Administrator. Status of State <br />ri^t of way property to be reviewed by City Attorney with receipt of title opinion <br />from developer. Sewer issue addressed.
