"nie Comission <br />noted tliat much of the original tract consists of loo <br />plain and would therefore affect tlie amount of dry <br />buildable land. After reviewing the plat, the Conmission <br />detemined tliat tlie area above the 932 elevation would <br />probably limit the tract to only tivo buildable sites. <br />Jolin Gridley, representing Mr. Vetter, was present. Tlie <br />Planning Connission advised him that 2 acres of dry <br />buildable land are necessary in a non-sewer area to <br />support an on-site septic system. Tlie Connission <br />suggested tliat the developer recalculate to determine <br />how much land is above 932 to arrive at the number of <br />lots tliat would be available. <br />John Christian of the Hennepin County Park Reserv^e and <br />David l\Ver of the Metro Park Commission were also present. <br />Mr Christian requested that the matter be tabled tc allow <br />tliem to negotiate with Mr. Vetter whom they haven’t been <br />able to contact. He stated that the Park Reserve has <br />been working witli the Metro Park Commission in teirns of <br />acquirinr tliis property as part of the Arthur .Mien hild- <br />life Sanctuary. Mr. Gridley stated that he was aware that <br />at one time the Park Board expressed an interest in tins <br />pronerty, but indicated at that time that tliey did not <br />have the funding for this pro]ierty. <br />Mr. V.Ver explained that lie was one of many jieople involved <br />in instigating tlie purchase of a piece of property on <br />Big Island for the Artliur Allen Wildlife Sanctuary with <br />the exception of this piece of property before the Commission <br />at tliis time. Tliey would like some more time to talk with <br />Mr. Vetter to discuss whether tivo or three lots would be <br />available as this could have an affect on Mr. Vetter's <br />prive. <br />The pulilic hearing was closed at 8:35 p.m. <br />Tlie Zoning Administrator advised tliat the Hennepin County <br />Soil and Water Conservation District would be willing to <br />investigate some of the out-of-site areas if they were to <br />receive some reimbursement. Tlie Planning Comission felt <br />that it was extremely im|X)rtant that a determination <br />made that tliere are 2 acres of land per site that is suitable <br />for an on-site septic system, and that it would not be unrea­ <br />sonable to require a fee from the subdivider in order to <br />obtain this information from the Soil r, Water Conservation <br />District.
