i <br />i. .'1 <br />J <br />K-;i <br />A* ' f' <br />Planning Commission 5 Council <br />FRCM:Hank Miiliich, Zoning Administrator <br />DATE:September 29, 1977 <br />SUBJECT: The Farm at Long Lake - 820 Brown Road N, <br />Subdivision - Sketch Plat Approval <br />The City Coi^cil is currently considering amending the subdivision ordinance. The <br />amended ordinance, if adopted, will include several changes in foms and procedures. <br />The atta^ed form will be required for sketch plan approval. This form and attached <br />sketch will be required for sketch plan approval by the Planning Commission. <br />During this preliminary review, we should inform and direct the applicant as to <br />procedures and requirements such as zoning requirements, wetlands policies and <br />regulations, easement or dedication requirements, shoreline regulations, various <br />options such ^ PRD, approval of all the various other agencies, legal and engineer <br />ing data required and park dedication fee requirements. <br />If the sketch plan is approved by the Planning Comnission, the applicant can be <br />informed he can proceed with the proposal and instructed of the data, conditions <br />and provisions necessary before a preliminary plat can be submitted for scheduling <br />of a public hearing. <br />Previously I conducted the sketch plan review aiid directed the applicant. I <br />informed tlie applicant of procedures and requirements and made suggestions which I <br />thought would be beneficial to both the City and the developer. <br />I would like to suggest ive eliminate this step from our new platting ordinance as <br />it would only delay dewlopers an additional 2-4 weeks. <br />! * <br />k <br />f r <br />ii. <br />> i\ <br />s <br />. 1 <br />'#1 <br />DaU <br />4 .
