I m enclosing a <br />copy of the plat map with this memo as we do on all such proposals. <br />In checking the plat map, some interesting questions c.'ime to my attention. , <br />I'm sure the status will be cleared when-tlie title opinion is revic^vcd b> ou <br />attoniey, but it would probably be less expensive and less time consiL’ning now <br />rather than after preliminary approval. <br />1 <br />V.’e should also obtain some direction from tlie City Engineer for drainage from ti <br />nronerty so we have no future problems when the residentially zoned area is <br />developed. V>’e should provide for drainage easements at tiiis time. <br />Some of the properties in this area are serviced from Long Lake. Tliese liave all <br />recniired the approval from tlie City of Long Lake. V.’e must remember tiie curren <br />status of the Long Lake Sewer Plant (capacities, adequacy of sewer line sizes <br />and such). <br />Access to the properties should also be addressed, he should resolve any possible <br />traffic problems before making any detemiination on the proposal. <br />The rezoning proposal appears favorable, 'fhe B-1 zoned area currently descril->e <br />splits tJie Bill V.’ear property. It would seem to make more sense to follow a <br />given straight line for zoning purix)ses whenever it might be possible.
