Zoning Administrator <br />May 11, 1977 <br />Crosstown Properties, Inc. - 3201 Navarre Lane <br />Subdivision (Preliminary) - PRD <br />u n <br />Crosstovn Properties are requesting sketch plan review of a proposed PRD sub <br />division on 21 acres of property located in Minnetonka Beach and Orono. A <br />model of the concept was presented to the Planning Comnission at their April 4, <br />1977 meeting. The Orono portion of the proposal includes 5 separate lots <br />clustered around one access drive off Navarre Lane. The Minnetonka Beach portion <br />includes 15 lots with access from Minnetonka Beach. There are extensive wetlands <br />on the Orono land, but with the wetlands credit and a cooperative agreement with <br />Minnetonka Beach, the proposed density would not exceed the current zoning <br />requirements. <br />Preliminary Plat review will require submittal of engineering drawings based upon <br />the survey indicating lot location, setbacks, wetlands area, dry land area, sewer <br />and water proposals, drainage, etc. This infoimaticn should be available for the <br />public hearing which has been scheduled for June 6, 1977, at 8:00 p.m. <br />PLANNING OMttSSIQN MEETING - May 16, 1977 <br />Sancfy Ritter, owner's architect, was present to discuss proposal with the Planning <br />Commission. He was advised of materials and information required for proper <br />analysis of the proposal, and he indicated that it would be impossible to have <br />this to the City in time to hold the June 6, 1977, public hearing which b.as <br />therefore been postponed. He did indicate that the lots would be sold as <br />building sites only; that they would be sold fee simple with conmon association <br />wnership of open space; roads are to be private; wetlands and open space are <br />to have conservation easements deeded to the City. Separate plats will be filed <br />for each city . <br />STAFF - August 10, 1977 <br />Received copies of preliminary plat survey. The basic concept of the project has <br />not changed from the earlier submittals. Note the slopes indicated on Lots 1, 2, <br />3 of Block 2. The proposal for Orono is a PRD with 5 lots on 8.3 dry acres in a <br />1/2 acre zone. <br />Conditions should include correct water and sewer assessments, park dedication <br />fees, and open space easements over Outlet B. A public hearing has been scheduled <br />for Septenfcer 19,1977 at 7:30 p.m. <br />STAFF - August 16, 1977 <br />Sewer interceptor and lateral lias been assessed. Sewer units of $225 each must be <br />collected at the time of construction of each dwelling. Water has been assessed <br />to the amount of eleven commercial units. <br />t
