Box 66 <br />Crystal Bay, Minnesota 55323 <br />#275 <br />Gentlemen: <br />Last week the Planning Commission denied a variance <br />request for an outlot that is being created on pro <br />perty (320 Woodhill Road) where I reside presently. <br />As I was not present at their meeting, and they had <br />questions concerning the matter, the request may have <br />been denied for that reason. It is my understanding <br />I cannot appear before the Planning Commission with <br />out first the Council consider the variance request. <br />Please consider either granting the variance (for <br />reasons set forth below) or directing me back to <br />the Planning Commission for a hearing. <br />Justification for variance request: As a widower I <br />live in my present (ten bedroom, ten bathroom) house <br />with two sons. The need is apparent for smaller quar <br />ters. Having lived there for 16 years, I would like <br />to remain. The unusual terrain (steep hill) permits <br />only the creation of an outlot that is itself unusual <br />(long and narrow with only one suitable building site). <br />Because of the magnitude of the present house it needs <br />a certain amount of land to support its value. While <br />this is difficult to quantify I believe the saleabil:ty <br />of the present structure is impaired if another is <br />located "too close". While the 20 foot variance is <br />not much in actual distance, each foot is important for <br />the reasons stated. <br />The affected property to the North is owned by Woodhill <br />Country Club and is wooded. The likelihood of its use <br />appears remote although there has been talk of some <br />day putting up member condominixoms.
