White - 320 Woodhill Road <br />Subdivision (Preliminary) <br />A^licant is requesting division of his existing 5 acre tract into two lots; <br />the one with the existing house to have 2,7 acres, the one with a proposed <br />house to have 2,3 acres, all dry. The division line is located where shown <br />rS • location. The proposed lot would exceed <br />^0 ft. in width, but is OTly 140 ft, deep at the proposed house location, <br />because of this, the applicant is also requesting a 20 ft. rear yard setback <br />^ri^e (from 50 ft. to 30 ft.) for the proposed house. The rear yard abutts <br />the Woodhill Country Club property. No other structures are nearby. <br />A septic system design has been submitted and sent to the City Engineer for <br />his review. The division would be subject to the standard Park Dedication Fee <br />and should include requirements for the private easement. <br />A public hearing has been scheduled for July 5, 1977, at 7:30 p.m. <br />PLANNING O>MISSI0N MEETING - July 5, 1977 <br />Planning Conmission received copy of engineer’s review and approval. Oh the <br />subdivision, Ae only concem Was the access problems on Wbodhill Road. <br />Plann^g Coinnission wanted to ensure that access would always be over the <br />existing driveway and that no new access would be developed. <br />Reconmended approval of the subdivision subject to maintaining the existing <br />access, to priding private easements for the access drive to each lot, and <br />to a park dedication fee being paid. <br />On the variance, there were questions about future development on the golf <br />Vart^ce^^l^ fo^ no^reason could be found to require the setback vt,riance. <br />COUNCIL MEETING - July 11, 1977 <br />.^>proved preliminary plat subject to slight revision. Final plat should indicate <br />egress easement as separate outlot for the purpose of eliminating any access <br />problems in the future. <br />Council was mfonned by Zoning Administrator that Planning Conmission had not <br />acted on variance request due to lack of representation. Matter would be up <br />for Planning Conmission review at next scheduled meeting. <br />PLANNING COMMISSION - July 18, 1977 <br />Setback variance denied. No representative present.
