Motion,
Ayes (4) - Nays (0).
Henry Muhich, Building & Zoning Administrator,
stated that David Butler, 4685 North Shore Drive,
proposes to add a two bedroom, single story
addition to the existing dwelling on this property.
The existing building and the proposed addition
meet all the required setbacks including the
lakeshore setback. The location does not appear
to conflict with any neighbor’s views of the
lake. The variances requested are for lot area
(16,800 sq. ft. actual vs. 43,560 sq. ft. required
equals 26,760 sq. ft. variance, 61%) and lot
width (110 ft. actual vs. 140 ft. required
equals 30 ft. variance, 21%).
Planning Commission Meeting - November 15, 1976
Recommended approval of variances because of
configuration of lot and no additional land is
available and proposed addition would meet required
lot line setbacks.
Butler moved, Welsh seconded, to approve the
variance requests for David Butler, 4658 North
Shore Drive, per the Planning Commission Minutes
of November 15, 1976. Motion, Ayes (4) - Nays (0).
Henry Muhich, Building & Zoning Administrator,
stated that Edwin Kuglin, 2314 Shadywood Road,
is requesting approval of adding a garage on his
existing property which does not comply with lot
area and width requirements. He is currently
storing his cars, trailers, etc. outdoors. The
proposed location would require the removal of
one large tree.
The proposed location shows only a 5 ft. side
yard setback. IVhile checking the site, I
suggested an 8J5 ft. setback to maintain a
minimum setback of 20 ft. between structures
on neighboring properties. He agreed to do this.
The site plan also shows the garage to be 22* X 26
but he informed me he would be willing to limit
the size of the garage to 22* X 22*. With a
22* X 22* garage he could maintain an 8* side yard
setback, a 10* setback from his house and a 22*
setback from his property line along Olive Avenue.
The present lot is 65* wide and 6,565 sq. ft. in
area and is located in a 1/2 acre zone.
Page 12
ADDITIONAL NAVARRE
REZONING
VARIANCE
4685 North Shore Drive
^^194
David Butler
VARIANCE
2314 Shadywood Road
#196
Edwin Kvolin
(Continued)
T;
VI
4
A'-1
5!
ORONO COm^CIL MEE
The following var
approval:
Lot area vari
Lot width var
Side yard set
Rear yard str
Planning Commissi
Recommended apprc
additional land i
location of garag
would result in c
Also approved rea
would be adequate
way and location
between structure
Butler moved.
