This option would <br />encroach into the side yard setback unless the existing driveway was reconstructed further west. <br />This ItKation would align the driveway with the garage .md provide additional mom ft)t parking <br />aU»ng the east li»t line. This rc.illgnment would .dso require the removal of a large tree m the <br />front yard. <br />A second option would he to a>n.struei a driveway and two parking spaces behind the house. <br />This is a feasible option, however, the yard wi>uld need to he lowered from two to three feet to <br />arnstruct the driveway at maximum grade. A moderately steep driveway would require at least <br />three to four feet i»f excavation. TTiis grade change would require retaining walla around the <br />perimeter of the parking spaces and an extension of the back stoop. The driveway would have <br />piHir sight distance and would create a safety prooiem tiu vehicles backing out onto Blaine <br />Avenue, unless the pound on either side of the driveway is cut three to four feet higher for a <br />distance of 30 feel. This option may alxti affect the lot ii» the south as the lot has retaining wails <br />and a chain-link fence that would now be higher tlinti the adjacent ground. <br />The only option that does not increa.ve the hardcover .ind runoff onto Uvinptun Avenue is the <br />option of a second driveway from Blame Avenue.
