Applicant seeks approval of an average lakeshore setback variance <br />for an addition to the lakeside of the existing residence. An existing three-season porch is <br />located 18* in front of the average setback line. The proposed addition will be 20*. All <br />improvements are located within the 75-250* setback zone where hardcover is proposed at 13%. <br />There is an excess of 8% hardcover within the 250-500 ’ setback area where no changes or <br />improvements are proposed. Proposed total hardcover tor the property is at 15.5%. Structural <br />coverage will be at 6.4%. <br />It was noted that the majority of hardcover was located further away from the lake. <br />Applicant did note that as they proceed with landscape improvements on the property that <br />underlying plastic is being removed. It is their intention to completely remove plastic <br />underliners within the next year as they complete their landscaping improvements. In fact, <br />applicant had advised that certain areas within the 250-500 ’ setback area had already been <br />altered. Hardcover facts did not reflect this. Planning Commission members did not make the <br />removal of the plastic underliner a condition of variance approval but preferred that this be <br />included as a Pnding. With plastic underliner removals, hardcover would be adjusted as <br />follows: <br />75-250 ’ setback area = 25.025 s.f. <br />Allowed = 6.256 s.f. or 25% <br />Existing = 3.023 s.f. or 12% <br />Proposed = 2.373 s.f. or 9.4% <br />250-500 ’ setback area = 10.069 s.f. <br />Allowed = 3.021 s.f. or 30% <br />Existing = 3.827.9 s.f. or 38% <br />Proposed = 2.464 s.f. or 24.4% <br />Planning Conunission Recommendation <br />The Planning Commission recommended unanimous approval of the average lakeshore <br />setback variance subject to the findings and conditions set fonh in the enclosed approval <br />resolution. <br />/
