CITY of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />3183NO. <br />A.Comprehensive improvement of the property results in a <br />reduction of 1,617 s.f. or 20% hardcover within the 75 <br />250' setback area. <br />B.Based on the existing drainage patterns of the property <br />runoff produced from the structures placed within the <br />75-250' setback area will drain away from lake and into <br />street. <br />C.No major land alterations are proposed as a result of <br />these structural improvements. <br />D.New location of the garage addition will conform with <br />the basic development pattern of the immediate <br />neighborhood . <br />4.The City Council finds that the conditions existing on this <br />property are peculiar to it and do not apply generally to <br />other property in this zoning district; that granting the <br />variance would not adversely affect traffic conditions, <br />light, air nor pose a fire hazard or other danger to <br />neighboring property; would not merely serve as a <br />convenience to the applicant, but is necessary to alleviate <br />a demonstrable hardship or difficulty; is necessary to <br />preserve a substantial property right of the applicant; and <br />would be in keeping with the spirit and intent of the Zoning <br />Code and Comprehensive Plan of the City. <br />5.City Council has considered this application including <br />the findings and recommendations of the Planning Commission, <br />reports by City staff, comments by the applicants and the <br />effect of the variances on the health, safety and welfare of <br />the community. <br />CONCLUSIONS, ORDER AND CONDITIONS <br />Based upon one or more of the above findings the Orono City <br />construction of a detached garage at 564 s.f., an addition to <br />residence at 381 s.f. and an overhead roof <br />subject to the following conditions: <br />structure at 305 s. <br />1.All structural improvements shall be limited to a total of <br />20.61 lot Coverage on the property. <br />Page 2 of 6
